I. Costs and obligations of Home Buyer.
As we discussed in the previous step,
there are no costs to work with a Buyer's Agent. All fees are paid
by the Seller's Agent as part of the structure of the MLS cooperative
system.
There is no obligation for you to
use my services, even after we conduct a VIP Buyer Consultation. In fact,
you should consult with more than one Buyer's Agent to find an
Agent whose communication style, experience and professionalism you feel
comfortable with. TOP
II. What happens during a consultation?
During the consultation, you'll have the opportunity to interview me about
my credentials and experience, and I'll get an idea of the type of
property you're looking for. Please come prepared with the following
information:
- Budget - If known
- Preferred style - Two storey
detached, apartment condo etc.
- Possible Neighbourhoods
- # of Bedrooms required
- Sq. feet required
- Parking required
- Any other requirements you have.
Next Steps. By
the end of the meeting, we'll have a good idea if we both wish to proceed
with a Buyer Agency agreement. With that agreement in place, I can begin
working for you. To find the right home in the right neighbourhood, we'll
also consider the following:
- Commuting - Special tool to
calculate your commute distance from different city areas
- Schools - Discussion of school
boundaries for top-rated Public and Separate schools
- Neighbourhood Amenities - Easy
access to services most important to your family
- Future Considerations - An analysis of any factors affecting
the future desirability of your chosen neighbourhood which may impact
your property value upon resale.
