MLS.ca website vs. Realtor Multiple Listing Service
The public website MLS.ca draws its data from the Multiple Listing Service database, which is result of a cooperative agreement between members of the Calgary Real Estate Board. It is provided to consumers as a courtesy, but does not have the full functionality of the a Real Estate Agent's own MLS. When you become a Client* of an Agent, you are entitled to view the full results from the MLS database.

*Why must I become Client?
Calgary Real Estate Board policies indicate the general public is not allow
to access the Agent MLS database directly. For this reason, sites like MLS.ca
only give basic information about the properties. When you become my Client,
you'll get access to properties as soon as they hit the market, and receive
property addresses and days on market. This will enable you to
"screen" properties by driving by the address which saves you viewing
properties with your Agent that don't meet your needs.
